I've got someone working on a 350 capacity nightclub/ lounge/ restaurant in the suburbs with a full kitchen, second back club and smoking patio for $250,000
Interior is NOT gutted out. Prices on commercial real estate have fallen thru the floor...
Problem with everything in city of cleveland is that they are not allowing any new clubs in or reopenning any after ownership changes.
here's the list so far:
Moda
Mirage
Grid
Galleria
Chinese place on E32nd
4 floor club on W9th and the old Grid/ Flex
Wish
Millenium
Club Digital- Club Out
The Cage
You can probably add in Lust, Mercury, House of Cues all the powerhouse clubs too!

Like I was telling James,
60K + 15K in new plumbing/drywall and a basement redo.
Live upstairs and use bottom for a rental venue with Lic.

75K for what could be an awesome place to live + venue w/lic. Cheap as hell actually.

What is the actual variance? City is being real pricks when ownership is changed and you have to reapply for variances after public notice. Most are being turned down under the catch phrase "we don't want that type of business in the city"
Same holds true with the liquor license. No guarantee
Moda started the bad blood, it spread to W6th, W9th E4th, and elsewhere.
Before anyone drops money anywhere in Cleveland, get a letter from the councilman approving your plan.

The city will give you all the permits and sign off on them when the work is completed. Then "decide" they don't want you there and refuse to issue the required occupancy permits (sometimes the multiple ones they require) or they refuse to sign off on the liquor license transfer.
Also check on any liquor control violations, they've been known to hold priors against a new owner.
I know of 4 places screwed over by some or all the above And it hurts us contractors that get final payment when the places open... Can't even sue or lien because there's no assetts just a lot of unpaid bills and creditors!

the way i read that it is only for the business, they are also willing to sell or finance you the building .... basicly you buy the business for 60k and still rent the property ... not a good deal at all!

Clubs close all the time, big deal. At least Cleveland clubs stay open for a number of years before shutting down. In places like NYC or even closer, Columbus, they change on a yearly basis.

cranky's is gross, but 2527 wasn't, so maybe the spot has potential, not sure. would assume you would need a couple hundred to make it popular enough to generate revenue. or you could keep it a shit hole, sell dollar drinks and have fun for a year.
